Mitigating unwanted lease costs

While Evergreen Trading can purchase owned commercial real estate, we can also mitigate your financial exposure for unwanted or unused lease space.

By you placing a portion of your planned advertising through Evergreen Trading, we will generate the capital to mitigate your lease exposure in one of two ways:

  1. If a sub-tenant is in place or if one can be identified, we will bridge the gap between the current sub-tenant payments and your full lease costs. You will continue to be obligated to make your full periodic lease payments to the property owner, however, you will no longer have any additional out-of-pocket costs.
  2. If an early lease termination clause exists within your lease, we can create the funding to fully pay off that termination fee. For example, if your early termination fee is $1MM, by you placing a pre-determined portion of your planned advertising through Evergreen Trading, we will pay the full $1MM to the property owner.

We will structure the transaction so that your broker will be paid their full normal commission.
